Home sales and purchases: the INE records a 3.4% increase in August
The INE publishes provisional August figures: registered sales rise by 3.4% in Spain. How to interpret this reference without confusing it with prices or demand in Madrid.
Madrid, 2 November 2026.
What the INE has published and why it matters
On 26 October 2026, the INE released the Statistics on Transfers of Property Rights (ETDP) for August 2026, with provisional data. According to the note, 162,007 properties were registered in the land registry in August, 4.4% more than a year earlier. Within this, registered home sales and purchases increased by 3.4% year on year in Spain.
For an owner in Madrid, this figure serves as a reference for registration activity, not as an immediate gauge of the local market. It is useful for knowing whether transaction volumes are tending to hold up, but it does not on its own confirm whether there are more buyers in your neighbourhood, whether prices are rising, or whether a particular property will sell sooner.
What this means for an owner in Madrid
The INE also notes that 58.9% of urban sales and purchases were homes and that, within the homes transferred, 78.7% were existing properties and 21.3% were new. In addition, among home sales and purchases, unprotected homes rose by 3.5% and protected homes by 2.3%.
For someone selling in Madrid, this may indicate that there is still movement in the market, especially in existing homes, which are the most representative. Even so, the figure is national and does not equate to a figure for the Community of Madrid. In the INE's own regional table, Madrid shows an annual variation of -2.6% in home sales and purchases, below the national total. That reinforces the need not to extrapolate the Spanish average to the city or the district.
What to check before making decisions
It is advisable to review three points before setting a price or putting the property on the market:
1. The real trend in your area of Madrid, not just the national figure.
2. The difference between new and existing homes, because they do not compete in the same way.
3. The provisional nature of the statistic: the INE reminds us that the 2026 data will be revised when the figures for the same period next year are published.
