How long does it take to sell a flat in Madrid?
How long does it take to sell a flat in Madrid, what stages the sale has and which factors speed it up or slow it down: price, area, condition and documentation.
When you decide to sell, one of the most common questions is how long it takes to sell a flat in Madrid. There is no single answer: some homes sell in a few weeks and others spend months on the property portals. The difference is almost never a coincidence. In this guide we explain the stages of a sale, the approximate timescales for each one and what you can do to shorten them.
The stages of a sale
**1. Preparation (1 to 3 weeks).** Valuation, gathering documentation, preparing the property and photography.
**2. Marketing (variable).** From publishing the listing until receiving an acceptable offer. This is the stage that varies the most and the one that depends mainly on price.
**3. Negotiation and deposit (1 to 2 weeks).** The price and conditions are agreed and the deposit contract is signed.
**4. Until completion (1 to 3 months).** The buyer secures their financing, the documentation is reviewed and the sale is signed before a notary. If the buyer does not need a mortgage, this period can be shorter.
What factors influence it
**The price.** It is the decisive factor. A property priced in line with the market receives viewings from day one. If the price is too high, the listing loses appeal and, when it is reduced, many buyers will already have ruled it out.
**The location.** Areas with high demand, such as several neighbourhoods in the Salamanca district, tend to have shorter timeframes, although buyers are also more demanding.
**The condition of the property.** A flat ready to move into sells faster than one that needs renovation, unless the price reflects that need.
**The presentation.** Good photographs, a clear description and a tidy home attract more viewings. We explain this in our guide to home staging.
**The documentation.** Having the nota simple, the energy certificate and the bills ready avoids delays at the end of the process.
**The time of year.** Some months are busier than others, although a well-positioned property sells at any time.
How to sell faster
1. **Set a realistic price from the start.** Begin with our free online valuation tool and compare it with an in-person valuation.
2. **Prepare the property** before taking photographs.
3. **Have the documentation ready** before publishing.
4. **Screen buyers** by checking their financing capacity.
5. **Make viewings easy**, with flexible schedules.
6. **Respond quickly** to every interested party and every offer.
Signs that something is wrong
If after several weeks there are few viewings, the problem is usually the price or the photographs. If there are viewings but no offers, the price may not match what the buyer finds when they arrive. Analysing these signs in time avoids the property becoming stuck.
