My First Home in Madrid: what changes with the 2027 budget and what a buyer should check

The Community of Madrid has included more resources for Mi Primera Vivienda and affordable rental housing in the draft 2027 budget. What this means for a buyer-owner, what it does not yet mean, and what is worth checking before taking the plunge.

Madrid, 3/11/2026

What the Community of Madrid has announced

The Community of Madrid has said that in the draft Budget Law for 2027 it will double the resources allocated to expanding the supply of affordable rental housing and strengthening support for access to a home, with total funding of 552 million euros. Within that block, the Mi Primera Vivienda programme will have 35 million euros in guarantees for those looking to buy their first home and who need mortgage financing. The official note of 30 October 2026 also presents this initiative as a way to obtain loans of up to 100% of the property price, provided the established requirements are met. This is important for sellers, because this type of support may broaden the profile of buyer interested in homes that fit within the programme’s limits. But it is worth not confusing a budget proposal or forecast with support that is already open: as of today, what has been confirmed is the intention and the planned funding, not a new call published for all cases.

What it means if you are going to sell or buy a home

For those looking to buy, the other official note of 21 October 2026 specifies that the programme plans to expand from nine to twelve the participating financial institutions and that the maximum purchase price is set at 425,000 euros, with differentiated financing brackets by age and certain exceptions for families with dependent children. Comunidad de Madrid, 21/10/2026

For the selling owner, this may translate into more interest in flats within that price range, but it does not by itself guarantee more transactions or an automatic rise in value. If you are thinking of selling, you can use a prior valuation to adjust expectations: /valoracion-vivienda-madrid.

What to check before relying on this financing route

Before assuming that a buyer will be able to use the programme, it is worth checking:

- that the property does not exceed the expected maximum price;

- that the buyer’s age and family situation fit the current requirements;

- that the chosen financial institution is participating;

- that the mortgage and the deposit schedule do not depend on support that has not yet been formally launched.

In practice, an owner should set out in writing the deadlines, conditional financing and refund of amounts if the transaction depends on this support. If you would like to look at how to present the property or coordinate the sale safely, you can use /contacto.

What to look at right now

The announcement also reinforces the regional line on refurbishment and accessibility, but that does not by itself alter the rights or obligations of an ordinary sale. The sensible approach is to check the Land Registry status of the property, the mortgage paperwork if one exists, and whether the asking price matches the market and the announced financing limits. That helps avoid surprises when the buyer depends on support that is still part of a draft budget.
